Touch Ups

The painter will be coming on Monday to do some touch ups and repaint the wall by the stairs which had to be reskimmed due it it having some pretty poor plastering finishes, namely big gouges and dents that looked like someone had hit the wall with their suitcase, then dragged it down the whole flight of stairs and just to top it off went back and randomly hit it the gyprock with a nail over and over. It'll be good to get that done as it looks quite messy at present.
We are still waiting to hear from the plumber to sort out the lack of flush toilet and then all our service and maintenance issue will be complete - oh that's if we ignore the retaining wall between us and next door which wont be done until their build is nearer completion.

More houses are being started on our little 36 lots estate with a couple of new site scrapes and some swimming pool holes being done. As for who is building with who it looks like the score is now Merticon 12 Plantation Homes 8 McCarthy 3 Others 5.

We got our first proper electricity bill this week for approx $550 for the quarter Jan - Apr.thankfully we got $85 credit from our solar so this brought the bill down to $465. Now seeing as we haven't had to pay any bills on a big for almost 12 months we can't remember if this seems average, reasonable or expensive... any comments?

Final Invoice

We haven't even had PCI yet but the final invoice for practical completion and variations arrived yesterday!!!! 
Time To Pay Up
Looks like Metricon want to get us finished as soon as possible. That's good for us as there will be no delays waiting for the invoice and we can get the bank all ready for action once we are satisfied that the house (OUR HOME!!!) has been built to plan after PCI.

The movers are booked for Thursday 17th Nov, the buildings insurance is set up and now all we have to do is order gas, electricity, bins and telephone. We are moving into our new home - yes we really are.

The digger driver, fencer, native plant landscaper and pool builder have all been told we will be ready from Monday 21st so we are pencilled in for these jobs to commence/continue. I would dearly like the pool and paving etc to be finished before Christmas so we get to enjoy it over our break. Oh must get the turf company out as well otherwise it will just be mud or dust to play in depending on the weather.

We are now officially very, very EXCITED!!!

Get Down! Pipes

Did the usual drive by the house as we can't bear to be away from it for more than a day and low and behold they've put the down pipes on. We stayed with the standard range which are square and actually look alright now they are on the house. It is wierd trying to pick things from samples in a showroom. The down pipes are colorbond dune and match in well with the exterior colour schemes.

Build progress on other sites is zooming along. Glad no one is building directly next to us yet as it really makes it a squeeze for the trades and deliveries when two houses are being done side by side. Some bickering has broken out with accusations of your builders trucks have cracked our crossover and everyone is driving across my block and so on but what do you expect its a building site and if you had already started your build your trades would be doing the same on someone elses land. I just smile and swiftly move along.

Oh and the bill for fixed stage has arrived.....I told you they all come at once.

Enclosed Stage

The build has officially reached enclosed stage (even though the cladding isn't completed) and now it's time to pay a significant amount of money to Metricon. The enclosed stage works out at around one third of build cost from memory and a quick calculation with my grasp of basic maths. That's 35% of build cost for those of you who don't like fractions.
This is the first time we have to get the bank involved as they need to pay a small contribution to cover this bill. Luckily the guys at St George have been awesome so we feel very confident that all will go to plan. Sadly it means out personal funds are now gone and our bank balance no longer looks very healthy - time to try and start saving again as there will be so much to buy and pay for post build.

The next stage to be completed is fixing stage which will be another 20% of build price and somehow that doesn't seem far off.
